Home Loan Checklist

To help simplify your loan application process, we have put together a checklist of documents that are required by all lenders in order to approve an applicant for a home loan. We recommend you gather these documents ahead of time, and be prepared to either scan, copy, fax or email them to your loan officer upon request. Having these documents available will allow the lender to expedite your loan application.

INCOME DOCUMENTATION
(W-2 EMPLOYEE)

  • 2 years tax returns
  • 2 years of W-2s
  • 2 months of bank, investment, retirement statements
  • 1 full month of pay stubs (most recent)

SCHEDULE OF REAL ESTATE
(Please provide information for all properties currently owned)

  • Recent mortgage statement for current residence
  • Copy of your homeowner’s insurance
  • Property lease (if renting, include 2-year landlord history)
  • HOA information (scheduled payments)

IF APPLICABLE

  • DD214 (if applying for VA loan)
  • Bankruptcy discharge paper (all pages)
  • Gift letter/gift documentation
  • Divorce decree or legal separation agreement, including child support documents
  • Copies of the executed sales contract (all pages)
  • Copies of note, deed of trust, settlement statement, survey
  • Copies of homeowner’s insurance policy

IF RETIRED

  • Social Security award letter
  • Pension award letter
  • Last two years IRS 1099 forms

SELF EMPLOYED 

  • YTD profit and loss statement
  • 2 years of tax returns
