Keeping Current: Home Price Changes

  • Home prices nationwide rose 18.7% in the year ending in the first quarter of 2022, the strongest growth over a four-quarter period in the 30-year history of the data series.
  • In the first quarter of 2022, U.S. home prices rose at a 19.6% annual rate, the second strongest quarterly gain. It was topped only by the 22.2% gain in the second quarter of 2021.
  • The annual rate of growth in each of the last seven quarters has been at least 14.8%. During the last housing boom, the fastest annualized increase was the 11.0% pace set in the second quarter of 2005.
  • Over the past five years, home prices rose at a 9.8% average annual rate. Over the past ten years, the average annual increase was 7.7%.
  • Home prices in the fourth quarter were 67.8% higher than they were at their pre-recession peak in early 2007. In the fifteen years since that peak, home prices have grown at an average annual rate of 3.5%.
  • All data in this report reflect the prices of homes sold with conforming financing and are seasonally adjusted.
  • Data for the second quarter of 2022 will be released on August 30, 2022.
